Urban Planning and Development Authority in Bahrain: A Sustainable Approach

At Lakum Real Estate, we are committed to supporting sustainable urban planning and the continuous development of Bahrain’s real estate sector. Recent government initiatives have emphasized the importance of balanced and well-structured urban development, ensuring that infrastructure growth aligns with real estate investment opportunities.

A key aspect of this approach is the establishment of urban expansion zones, designed to enhance sustainable urban planning and support the development of Bahrain’s property market. This initiative aligns with Ministerial Decision No. 788 of 2024, which regulates the division of land designated for construction and development. The decision aims to enhance infrastructure projects and foster stronger public-private partnerships.

Additionally, Ministerial Decision No. 217 of 2025introduces temporary restrictions on land subdivision in areas lacking complete infrastructure facilities or where the existing infrastructure cannot support additional development. Once the necessary infrastructure improvements are made, these restrictions will be lifted, ensuring efficient land use and improved urban environments.

To streamline the process, a specialized team has been formed to review subdivision requests and respond within five days, significantly accelerating approvals for real estate developers and investors. Furthermore, a detailed urban expansion map, updated regularly, serves as a real estate investment guide for developers, indicating areas with available infrastructure capacity and those requiring enhancements.

The Bahraini government’s commitment to sustainable urban growth reflects positively on the real estate market, providing developers and investors with a clear and structured framework for future projects. At Lakum Real Estate, we remain dedicated to staying ahead of these changes, ensuring our clients benefit from the latest updates in Bahrain’s property regulations.
